Really enjoyed this video - thank you so much for sharing. I would have liked more detail about the heating. What is your fuel source going to be? How sustainable? How expensive over time? Maintenance costs every year? Is renewables an option? Can insulation be improved? More than one quote? Philip has a beautiful voice! Love to all Rosemary

Whilst I haven't renovated a chateau, I have renovated and installed heating into several Victorian properties in the UK. I am also familiar with the climate north of Limoges and know how cold it can be - and also how quickly the temperature can sometimes rise on the same day. But I also know how high heating/electric costs can be in France. So I can empathise with your situation. But personally, I would want to understand the finer details behind this quote and also what are the expected monthly running costs of the new system? Both from the energy supplier (estimated usage x unit cost) and from any on-going required maintenance and servicing of boilers and radiators. And then check these cost estimates again and factor in 10% *minimum* energy price inflation. Those costs might unfortunately be even more scary than the proposed installation cost.... So perhaps the fact that this contractor can't start work immediately is a blessing in disguise? The more time spent researching what heating solutions other chateau owners/stately homes use, getting alternative quotes and calculating the associated running costs, the better. Boring but necessary. There are always alternatives and creative solutions available. For example, could the chateau use solar panels laid in a field, surrounded by hedges, and thus hidden from site? It's certainly do-able and losing a small plot of land from the gardens may be a worthwhile compromise to consider. As someone else has already commented, the proposed cost, even when divided by 40 rooms, would most definitely suggest that other options should be considered.

Although I recognize interest rates are raising, however could you potentially finance the work to be done? I am from the US, so I am unsure how it works in FR but this would allow you to pay it off over the course of a few years whilst still keep everyone employed.

If it makes you feel better, I live in a one bedroom 600-ish sqft house and had to spend $40,000 US just to redo a sewer line out to the street (about 40 ft). $300,000 to heat a whole chateau sounds like a deal! Doing it in stages sounds like a great plan. Another option that comes to mind are heat pumps. Don't know if they are a thing there, but you would get the option for AC or heat- same system.

$300K is good - I was expecting a minimum $400K ... This does not have to impact on any of the employment streams that you have in-place, infact it is an opportunity to increase them. There's a cost-benefit/business plan analysis to do, because, IF you had the heating to the Guest Rooms during the winter, you can extend your rental season. Additionally, I respectfully suggest that you are looking at this with the wrong investment strategy in your mind. The heating is infrastructure - not operating cost ( until it is being run). Using a mortgage extension or second mortgage as an ancillary trench for the heating works, then amortizes the outlay for the infrastructure over a reasonable term - say 25 years. The cash from the Patreon/Sponsorship donations can go straight into the mortgage and offset the loan and pay that trench down as quickly as the donations allow. If you have this as a secured Line of credit, you could draw down, repay, then draw-down and repay ad infinite um. Even if the donations "dry-up" the work is completed, (short term cash is not impacted) and you still have the Asset (Chateau rental business) performing at it's peak earning capacity all year around. Stephanie - you need to get some real financial advice from an accountant who is a specialist in Development and specifically around Building Project Development. It is time for a Tier 2 Accounting firm to help you with a financial plan (in the same way that you are addressing a gardening master plan and using an Architect for the facade for a master plan). It also sounds like you need better banking relationships established. I have no idea what Nick or Micheal have to say but just from what I have seen, your business including the Asset is probably worth conservatively 5mil ... by any account that is a sizable small business. You also have your head above the parapet now from an administration POV, so your audit and associated accounting will be scrutinized. The point about these alternative media sources drying up is mute. IF you work with a senior Accounting firm you will be given access to business trend information and consultants that can help you future proof, and this will enable you to pivot and stay ahead of the curve.

Just on the "alternative" energy sources. You can not generate Base Load power from an intermittent source. Batteries are exorbitantly expensive and filthy. Stick with gas and your existing geothermal if you can extend it.

Sound advice. It seems like too many projects at once and no master plan. Amaury mentioned to her that "what if someday this Youtube revenue dries up ? She has too many unfinished projects. The bed and breakfast can remain solid if the house is heated properly and apartments are finished that can be used for the B & B etc. Maybe, also a project manager to help her get things done in an organized and efficient way. Right now she is trying to do everything and going in too many directions. A project manager can get better results with a master plan. Love to all at Lalande!
