What's in My Sims 4 Real Estate System (Patreon)

I've been a bit quiet lately, but working daily on something I've wanted for years and talked about in videos, several times: a Real Estate system for The Sims 4 that offers some long-term investment opportunities, and something to do with all that money. Players will be able to shape the world with their own household funds in this system and tackle a difficult new aspiration in the process.

Buying Property

Players can purchase Real Estate on their phone. In this case, we will not be purchasing residential homes, but rather nearly every other lot type in town. Own gyms, bars, and even parks and decorate them to your heart's content.

I've designed the system to allow you to purchase a fully operational lot if you like, or buy them unfurnished and beautify all those ugly EA lots. Whether you just want to play and work on building up a passive income, or want to invest dozens of hours building up the lots in each world, I wanted to accommodate your playstyle.

Build & Upgrade

My take on Real Estate includes both a system that rewards you for beautifying a lot, but also purchasing upgrades if you do not want to build. You can purchase upgrades for each lot that improve its ratings in combination with building. Higher rated lots will collect more rent, rewarding your investment into them. Final prices for the upgrades are not yet set, but are planned to scale a bit based on lot size.

Property Upkeep

I want owning enough Real Estate to feel at least like a part-time job. Every now and then, your objects might break down on your properties and require your Sim to either get their hands dirty or oversee a handyman while they take care of repairs.

There is some depth to this system, as upgrading your objects to unbreakable can prevent things from breaking!

Manage Properties

With the Check Properties option on the phone, your Sim can see a list of all their properties, their values, and a single click will travel your Sim to that lot so you can get to building.

Earn that Rent

Rent will be delivered weekly on Monday, and scales with the value of your properties and their star ratings. It takes a long time for an investment to pay off, but will gradually lead to generational wealth.

A New Challenge - Real Estate Mogul Aspiration

My first ever Aspiration is a big one, requiring a massive investment. It's one of those you'll come back to over time as you gradually meet the requirements whilst doing other things. Real Estate mogul will take a lot of time and effort to complete. The Reward for this will be designed very soon. I don't want it to be an utter snooze-fest.
